# EICR in Brightlingsea

> EICR in Brightlingsea by NAPIT registered Lighting Electrical: condition reports for homes, rentals and workplaces near High Street and Waterside.

An EICR in Brightlingsea from Lighting Electrical gives landlords, buyers and businesses a written condition report on the fixed wiring of the property.

## How much an EICR costs

Cost follows the circuit count and the time needed on site, so a small flat sits below a big house or a business unit. The written quote covers the visit, all testing and the report itself.
- EICR: from £150
- The fee includes every test, the completed certificate and a talk through the findings.
- Premises with more circuits take longer to test and sit higher on price.
- Anything the inspection flags for repair is quoted separately, in writing, afterwards.

## What happens on the day

Power goes off while each circuit is tested, so somebody needs to be at the property during the visit.

### Looking at the installation

The visit starts at the consumer unit, then a walk round notes the layout, the fixed wiring and anything you want checked, such as a socket that has stopped working or a breaker that trips.

### Dead and live testing

With the supply isolated, every circuit gets dead and live testing, measuring the resistance of insulation and the continuity of the earth path. Sockets and lights go off in turn, and the supply comes back on as each one is done.

### The written report

Findings are graded on the report: C1, C2, C3 and FI, anything dangerous is made safe straight away and the signed document is left with you.

## Questions about EICR testing

### What does an EICR check?

The fixed wiring: the consumer unit, the cables, the sockets, the switches and the fixed lighting. Plug in appliances are not part of it, and neither are repairs or a new consumer unit, which are separate jobs.

### Does the power stay on during the test?

No. Circuits are isolated one after another while they are tested and powered back up as each finishes, so parts of the property go dark in turn.

### What does FI mean on a report?

FI means further investigation is needed, where a reading needs a deeper look before the circuit can be called sound. It does not pass or fail the report on its own, but it does need following up.

### Is an EICR a legal requirement for landlords?

Private landlords in England must hold a valid EICR for each rented home, renewed inside five years of the last one or when a new tenancy begins.

### Can I use an old EICR for a new tenancy?

Only if it is still current. If the previous report has run out, the property needs testing again and a new certificate issued before the tenancy begins.
