## The cost of an EICR in Tiptree

Pricing follows the scale of the installation: how many circuits the place has and how long testing takes. The written figure covers the visit, the tests and the finished report.
- EICR: from £150
- Fewer circuits means a shorter visit and a lower figure; large or commercial premises take longer.
- Repairs are never wrapped into the inspection price and are quoted on their own.

## What happens on the day

Plan on losing power in sections while testing runs, with the paperwork completed on site.

### A walk through first

After checking the consumer unit, we get a feel for the layout and you can point to anything that already concerns you, like lights that flicker or a tripping breaker.

### Testing with the power off

Circuits are switched off individually for dead and live tests of insulation resistance, earth continuity and polarity, then powered back before the next.

### The report handed over

Each finding carries a code, C1, C2, C3, FI, dangers are made safe while we are there and you keep the signed EICR.

## EICR answers for landlords and sellers

### What does an EICR involve?

A visual once over of the consumer unit and the fixed wiring, then dead and live testing of each circuit. Everything found is graded on the written report.

### Is an EICR required when selling a house?

No law forces a seller to have one, but buyers, solicitors and lenders do ask. A current report means that question is already answered when it comes.

### What does an unsatisfactory EICR mean?

It means C1 or C2 items were found. C1 dangers are dealt with during the visit itself, and C2 faults need repair before the installation can be called satisfactory.

### How soon does a rental need a new report?

Before the existing one runs out, and no later than five years after the last inspection. A new certificate is issued each time the property is tested.

### Does the inspection include repairs?

No, the fee pays for the visit, all the testing and the finished report. The fixes are costed separately in writing, with the choice of who does them left to you.
