What an EICR price includes

What you pay covers the visit, the tests and the signed report. Circuit numbers and the time they take are what change it between properties.

From £150

Included in the inspection

  • Visual check of the consumer unit, cabling, sockets, switches and fixed lighting
  • Dead and live tests on the circuits, including earth continuity and insulation resistance
  • Classification of each observation as C1, C2, C3 or FI on the report
  • A written EICR for the property, signed by us
  • A short talk through the findings before we leave

Ways to pay

  • Visa
  • Mastercard
  • American Express
  • Apple Pay
  • Google Pay
  • Klarna
  • Pay by bank
  • Bank transfer
  • Flats with a small number of circuits take less time, so they sit lower than bigger houses or commercial units.
  • Anything flagged for repair is priced on its own in writing, never folded into the inspection figure.
  • Someone needs to be on site during testing, so access and timing are settled when the visit is booked.

What happens on the day

One visit covers the whole inspection: a look round first, circuit by circuit testing with the supply off, then the written report before leaving.

  • First look at the propertyWe check in at the door, see where the consumer unit sits and learn how the place is laid out, including anything already causing concern.
  • Testing with the supply offEach circuit is isolated for dead tests, then checked live, so power drops room by room while the work runs and returns as circuits finish.
  • Findings and the reportEverything found is classed, written into the EICR and talked through, with anything dangerous dealt with before the visit ends.

“Ten years on Colchester housing stock and I have seen most of it: terraces where the lighting circuit has been extended once too often, boards fitted before RCDs were standard, new builds with sockets nowhere near the kitchen. I check the earthing, the bonding and whether the supply will carry another load before I price anything, because the age of a house settles nothing on its own.”

EICR questions in plain terms

Still have a question?

Who needs to be at the property while testing runs?

Someone has to give us access and stay on site until testing finishes. Where the landlord books, a tenant may stand in.

Is PAT testing included in an EICR?

No. The inspection covers the fixed wiring only: circuits, sockets, switches and the consumer unit. Plug in appliances are a separate PAT test.

When does a rented home need a new EICR?

Rented homes need a report that stays current, renewed five yearly or at the next tenancy once it has expired.

What makes an EICR unsatisfactory?

Any C1 or C2 code makes the overall result unsatisfactory. C3 and FI items are listed but do not fail the report by themselves.

Does the test include repairs?

No, the visit covers inspection and testing alone. Anything that needs fixing is quoted separately in writing, and that work is a later booking.
