Private rented properties in England require an inspection at least every five years, or at the start of a new tenancy if the existing report has expired. The resulting certificate must be provided to tenants and retained for your records.
Will the power be turned off during the test?
Yes. Certain tests require individual circuits and the main electrical supply to be completely isolated. Power is disconnected in planned stages, so you should ensure sensitive electronics and computers are shut down beforehand.
What is the difference between C1, C2 and C3 fault codes?
A C1 code indicates danger is present and immediate action is required to remove risk. A C2 code marks a potentially dangerous issue that makes the overall report unsatisfactory. A C3 code is an improvement recommendation that does not cause the report to fail on its own.
Does an EICR include fixing any faults discovered on the day?
No. The inspection covers testing and diagnosis of the fixed installation. Any remedial work to fix identified defects is priced separately, allowing you to review the report before commissioning repairs.
Do I need to stay at the property while the inspection takes place?
Someone must grant access to the building and consumer unit at the start. While you do not need to watch the testing, someone needs to be reachable or present to discuss any immediate hazards found.
