Does the house have to be empty?+
No, but every room, the loft hatch and the meter cupboard have to be reachable, and the power goes off in sections while we test.
The board is a rewirable one. Does that fail automatically?+
No. Age is not a code on its own. What gets coded is missing or inadequate protection, damaged cable, and earthing or bonding that is not right, and an old board often brings several of those with it.
I let the flat above the shop. Whose board is whose?+
That is settled before testing. The meters share the cupboard but each flat's tails and board belong to that flat, and the report states which one it covers.
What do I do with the codes?+
A C1 means danger now, and we make it safe on the day. A C2 has to be put right for the report to be satisfactory. A C3 is an improvement you can choose. Each is priced separately so you decide.
How often does a rented house need one?+
At least every five years for a private tenancy in England, and again at a change of tenancy if the existing report has run out.
