How an EICR price is set
The price includes the visit, the testing of each circuit and the written report. What moves it is circuit count and the time needed.
From £150
Included in the inspection
- Visual check of the consumer unit, cabling, sockets, switches and fixed lighting
- Dead and live tests on the circuits, including earth continuity and insulation resistance
- Classification of each observation as C1, C2, C3 or FI on the report
- A written EICR for the property, signed by us
- A short talk through the findings before we leave
Ways to pay

- Pay by bank
- Bank transfer
- A flat with few circuits sits at the lower end; a shop or large house with many takes more time and a higher figure.
- Repairs found by the test are priced separately and only with a written quote.
- Time on site is set out when the price is confirmed.
EICR across Marks Tey
We serve Marks Tey from our base in Peterborough.
What happens on the day
The inspector attends, isolates the supply and works through each circuit in turn, so parts of the property lose power while tests run.
- Arrival and first lookWe confirm the property, check the fuse board or consumer unit and map out the circuits before any testing starts.
- Circuits tested in turnEach circuit is isolated, put through its dead and live tests, then switched back on. Sockets and lights on that circuit are off while it runs.
- Report written on siteFindings are marked with the C1 to FI codes, the report is written before we leave and anything dangerous is isolated straight away.

“Ten years on Colchester housing stock and I have seen most of it: terraces where the lighting circuit has been extended once too often, boards fitted before RCDs were standard, new builds with sockets nowhere near the kitchen. I check the earthing, the bonding and whether the supply will carry another load before I price anything, because the age of a house settles nothing on its own.”

Is an EICR a legal requirement for landlords?
Yes. Homes in the private rented sector need the report kept current, replaced on a five year cycle or when a new tenancy starts if the old one has expired.
What gets tested during an EICR?
The consumer unit, cabling, socket outlets, switches and fixed lighting all get a visual check and instrument tests. Findings are marked with a code and the overall result is stated on the report.
How much is an EICR for a shop or office?
Commercial premises vary in how many circuits they have, so the price moves with the size of the installation and the time needed. It is confirmed in writing before the visit.
Does an EICR include fixing the faults it finds?
No. The visit is inspection and testing only. Anything that fails is written up on the report and priced separately as remedial work.
Can a tenant be in the property during the test?
Yes, as long as someone can open up and stay on site; the supply goes off while testing runs. A landlord can arrange the visit with the tenant present.
