  • Classification of each observation as C1, C2, C3 or FI on the report

What happens on the day

A visit means testing each circuit with the supply off, then writing the report before leaving.

  • A look at the installation firstWe start at the consumer unit, learn the layout of the property and hear about anything already worrying you, like a breaker that keeps tripping or dead sockets.
  • Circuit by circuit testingWith each circuit isolated in turn, dead and live tests measure insulation resistance and continuity of the protective conductors. Lights and sockets lose power briefly while their circuit is tested.
  • Writing the report there and thenFindings are marked on the report by grade: C1 for danger present, C2 where danger could develop, C3 for advised improvement and FI where a closer look is needed.

“Ten years on Colchester housing stock and I have seen most of it: terraces where the lighting circuit has been extended once too often, boards fitted before RCDs were standard, new builds with sockets nowhere near the kitchen. I check the earthing, the bonding and whether the supply will carry another load before I price anything, because the age of a house settles nothing on its own.”

Your EICR questions

Still have a question?

Is an EICR the same as PAT testing?

No. PAT testing covers appliances that plug in, while an EICR covers the fixed installation: wiring, sockets, switches, lights and the consumer unit. They are different jobs with different paperwork.

Will the lights go off during the inspection?

Yes, briefly. Each circuit is isolated in turn for dead testing and then powered back up, so only one part of the property is off at a time.

What is the difference between C2 and C3?

C2 flags something that could turn dangerous and leaves the result unsatisfactory until repaired. C3 suggests an improvement that is worth doing but does not affect the result.

Do I need a new EICR when tenants change?

If the existing report is still in date, it can pass to the new tenancy. If it has expired, another inspection and a fresh certificate come first.

Can the same visit fix what it finds?

The visit is inspection only. What the report identifies goes into a written repair quote, which is separate work you can schedule afterwards with us or another electrician.
