What happens on the day

Expect the electricity to be off while circuits are tested, and the paperwork completed before we go.

  • Arriving and looking roundWe check in, look over the consumer unit and make a note of the layout, while you flag anything that trips, flickers or has stopped working.
  • Isolating and testingEach circuit is switched off, tested dead and live, checking how well the insulation resists and whether the earth path is continuous, then put back on before the next one starts.
  • Grading and handoverObservations are graded from C1 danger through to FI further investigation. We explain anything serious, make danger safe before leaving and hand over the signed EICR.

“Ten years on Colchester housing stock and I have seen most of it: terraces where the lighting circuit has been extended once too often, boards fitted before RCDs were standard, new builds with sockets nowhere near the kitchen. I check the earthing, the bonding and whether the supply will carry another load before I price anything, because the age of a house settles nothing on its own.”

Questions landlords and owners ask

Still have a question?

What is checked in an EICR?

Everything fixed: the consumer unit, the wiring, socket outlets, switches and fixed lighting. Plugged in appliances are a separate PAT test, and repairs are a different job to the inspection itself.

Do I have to stay in while testing runs?

Somebody has to be on the property throughout, to give access while sections of the supply are switched off. A tenant may stand in for the landlord if the visit was booked that way.

What do the codes on the report mean?

C1 is danger found now, made safe on the spot. C2 is a potential danger that fails the report. C3 suggests an improvement, and FI asks for a closer look at a circuit.

How soon does a rented home need retesting?

Within five years of the previous inspection, and sooner if that report has expired when a tenancy changes. Each new test produces a new dated certificate.

Does an EICR include fixing the faults?

No. The inspection price pays for the visit and the testing, ending with the written report. Repair work comes with its own written quote, which you can take to us or any other electrician.
