Does an old board fail the report?+
Not for being old. It fails on what is missing: protection that is not there, earthing or bonding never brought up, damaged cable. A rewirable board commonly brings those with it, which is why it looks automatic.
I am buying. Is this different from a survey?+
Completely. A building survey looks at the property. This tests the fixed wiring circuit by circuit and gives you numbers, which is the only way to know what the electrics will cost you after completion.
The house is in the conservation area.+
That affects remedial work that shows, not the inspection itself. Anything on an elevation is agreed and consented before it is fixed.
Tenants are in.+
Fine with notice. Every room and the meter cupboard need to be reachable, and the power goes off in sections while we test.
What if a C1 turns up?+
It is made safe before we leave. Everything else is coded and priced separately so you decide what happens next.
