Privately rented residential properties in England must have an electrical safety inspection carried out at least once every five years, or sooner if specified on the current certificate, as well as at changes of tenancy.
Will the electricity need to be switched off during the test?
Yes. Essential safety tests require the main electrical supply to be completely isolated. Power is disconnected for substantial periods while dead tests run, then restored selectively for live testing and functional checks.
What happens if my electrical installation fails the inspection?
If any item receives a C1 or C2 code, the overall report is marked unsatisfactory. We provide a clear itemised summary of the defects so remedial repairs can be arranged to restore the installation to a compliant standard.
What is the difference between a C1, C2 and C3 code?
