Listed and timber-framed houses set the terms here, so an inspection or a rewire in Dedham starts with what may be disturbed and what may not.
Most enquiries are one of three. A condition report before a sale or a let, a rewire in a house that has been added to over centuries, and lighting that has to work without cutting into anything historic.
In a timber-framed house the frame is the constraint. Cable follows voids, floors and existing routes, and where there is no route we say so and price the honest option rather than the tidy one.
Around the High Street and Crown Street the buildings are listed, so anything visible, an external fitting, a surface run, a moved meter position, is agreed with you and consented before it is fixed.
Registration is NAPIT, member number 80815, and it can be checked on their public search. Testing is to the wiring regulations and building control is notified through that registration where a job needs it. Listed jobs run to a set price, fault finding is by the hour, and the figure comes first. Monday to Friday, nine to five.
We are NAPIT registered under member number 80815, and NAPIT publish that listing on their own member search, so you can confirm it without asking us for anything. Beyond the registration, the things we hold ourselves to are simple: the fault explained in plain English, a price agreed before the work starts, and the certificate or report the job calls for handed over at the end.

I had an EV charger installed by Valand, and I couldn’t be more pleased. From the initial quote to the final inspection, the entire process was smooth and stress-free. He was knowledgeable, friendly, and made sure the charger was positioned exactly where I wanted it. All the necessary certificates provided and warranty as well. Excellent service from start to finish!

For the wiring itself, usually not. For anything that alters or shows on the fabric, a chase in an old wall, a surface run in a principal room, an external box, yes, and that is agreed before we start.
Some of them. We look first and tell you which, because in a house of this age the floor is often the only route that does not touch anything historic.
Rarely well. There is seldom the depth above the ceiling, and cutting lath and plaster is damage you cannot undo. Surface fittings and lamps placed properly usually give better light anyway.
It codes what it finds, not what it wishes were there. Age is not a fault. Missing protection, damaged cable and poor earthing are, and each is listed by code with what it needs.
Its own buried submain, sized for what runs out there, with its own protection and its own certificate. A lead through a window is not a supply.

Tell us the property, the postcode and what is actually happening, and add a photo of the fuse board if a circuit keeps tripping. That is usually enough for us to say which service it maps to and what the next step is. Homeowners, landlords and businesses are all welcome.
