Stanway sits roughly three miles west of Colchester and takes us around eight minutes to reach, so it is the nearest area we cover outside the city itself.

The 2021 census counted 12,298 people in the parish. That is a town's worth of housing, but it arrived in stages, and the electrics still show those stages clearly.

In practice Stanway is three different kinds of work. There is the old village, there are the estates built since 2000, and there is the retail strip at Tollgate.

The old part is scattered along Stanway Green, Warren Lane, Church Lane and Chitts Hill. Historic records still separate Great Stanway from Little Stanway rather than treating it as one village.

St Albright's church has a twelfth century nave, a chancel rebuilt in 1826 and Gilbert Scott work from about 1880. It is listed at Grade II star.

Cherrytree Cottage on Stanway Green is early nineteenth century and Grade II. So is St Albright's Hospital, the 1837 former workhouse designed by Scott and Moffatt.

Property of that age usually carries wiring from several decades at once. An upstairs done at one point, a seventies extension, a kitchen circuit added in the nineties.

We assume none of it. On an older house here the first job is establishing what is genuinely in the walls, and only then talking about what the work involves.

Between the old lanes and the A12 sits the post-war and later suburban housing. Peartree Road, Dyers Road, Moss Road, Holly Road and Millers Lane all fall in that band.

Those homes frequently still run on a board that predates residual current protection, or one where a couple of devices were bolted on during a later job. Both show up on testing.

Then there is Lakelands, the brownfield urban extension on the northern side, which holds outline permission for 800 homes and already has several hundred households living in it.

Its roads are named after the zoo down the way: Aardvark Drive, Cheetah Chase, Rhino Drive, Meerkat Mews, Penguin Parade, Flamingo Crescent, Wallaby Way and Komodo Drive.

Lakelands Primary School on Christopher Garnett Chase was earmarked to open in September 2020, which gives a fair sense of when the middle phases were being occupied.

Estate work is a different job. The installation is recent and compliant, so what people want is additions: a charge point, garden lighting, a garage circuit, a proper home office supply.

On a newer Stanway house the two things worth checking first are the spare ways left in the board and the capacity of the incoming supply. Those decide how simple an addition really is.

There is more to come. Around 225 homes were granted permission west of Lakelands, Weston Homes has consent for its Viridis scheme, and Bellway has been building at Aspen Walk.

The Fiveways Fruit Farm site off Heath Road adds a further 420 homes from Mersea Homes and Hills Residential, with a new four-arm roundabout going in alongside it.

Essex Highways set that roundabout build to start on 19 January 2026 and run for about a year, so access around Fiveways is worth a thought when you pick a date with us.

Tollgate is the third strand. Tollgate West, Tollgate East, Tollgate Road, Tollgate Drive and Tollgate Court carry the shops, and the Tollgate Centre alone runs to roughly seventeen units.

Next, Boots, Iceland, Smyths, Sports Direct, Wren, Tapi, Costa and McDonald's all trade there, and the Sainsbury's store sits separately over at Western Approach.

Stane Retail Park added about 173,000 square feet nearby. B and Q and Aldi opened in late 2021, and an 80,000 square foot Marks and Spencer followed on 7 September 2022.

Commercial premises need a different approach from housing. The duty holder has to hold a documented condition report, and how often it is repeated follows the use of the building.

Shop fits, unit changeovers and landlord handovers all want the fixed installation actually checked, especially where a previous tenant reworked the lighting or moved the distribution around.

We publish our hours as Monday to Friday, nine in the morning until five. On a trading unit that usually means agreeing a shutdown window in advance rather than improvising on the day.

Being on our doorstep helps with every one of these. Short travel means a second look at an awkward fault is straightforward rather than a logistical problem.

How quickly can you get to Stanway?+

Do you take commercial work at Tollgate and Stane Retail Park?+

Yes. Retail and light commercial units need inspection and testing pitched to how the building is used and what equipment runs in it, and the duty holder needs the resulting report on file.

My Lakelands house is only a few years old. Is an inspection pointless?+

Not pointless, just lighter. A recent installation usually tests well, but landlords still need the periodic report, and buyers, insurers and mortgage lenders sometimes ask for one regardless of age.

Can you add an EV charger on a new Stanway estate?+

Usually yes, and the questions are capacity rather than condition. We look at spare ways in the consumer unit, the incoming supply, the parking position and the cable run before committing to anything.

What is different about an older house near Stanway Green?+

Age is layered rather than uniform. Property along the green and Warren Lane often has circuits from three or four different eras coexisting, so we test what is there before deciding what needs replacing.

Yes. Rented homes need periodic inspection and testing of the wiring to a set interval, with the resulting report going to both landlord and tenant. Give us the tenancy dates and we will work around them.
