West Mersea is the only place we cover where the journey has to be planned around the sea. The island has one road on and off it, and the tide can close it.

That road is the Strood, a causeway carrying the B1025 between the mainland and Mersea Island. Nine miles from Colchester, and roughly fifteen minutes when it is open.

West Mersea Town Council put it plainly: at the full and new moon the sea creeps over the causeway and Mersea becomes, for a while, truly an island.

The crossing can be covered for up to an hour around high water, especially on spring tides, and it happens on something like one week in every month.

In the 1953 flood the Strood went under by more than six feet. That is the extreme, but it explains why islanders treat tide tables as ordinary information.

For us it means one thing. We check the tide before we agree a time, and if a slot has to move we say so early rather than leaving you waiting.

The parish held 7,221 people at the 2021 census, with the wider island a little under 7,000 and East Mersea a separate parish of only 293.

The island itself is about five miles by two, some 2,683 acres, rising to a central ridge of roughly seventy feet over London Clay.

West Mersea has been a conservation area since 15 May 1989. The designation covers the historic waterfront core, including cottages along The Lane and Coast Road.

Recorded within it are the old oyster pits, a wartime pillbox and St Peters Well, alongside the Grade I church of St Peter and St Paul with its eleventh century fabric.

Oysters have been taken here since Roman times and the fishery is still opened each September by the Mayor of Colchester, so the working waterfront is not decorative.

The town council describes the largest inshore fishing fleet between Lowestoft and Brixham operating from here, landing sole, skate, bass and mullet.

There are around 400 beach huts along the sand and shingle, plus the Victoria Esplanade, the yacht club, Dabchicks Sailing Club and an RNLI station running since 1963.

None of that is scenery from our point of view. It is exposure. Anything mounted outside on this island lives in salt-laden air that mainland fittings were never chosen for.

So on external work here we specify for the environment: enclosures with a proper ingress rating, glands that actually seal, protected cable routes and earthing checked rather than assumed.

Getting that wrong is not a dramatic failure. It is a socket that corrodes quietly in its box, an outside light that fills with water, a garden circuit that starts tripping in year three.

The other thing that shapes work here is that a large share of the island's accommodation is let rather than lived in year round.

Coopers Beach at East Mersea alone holds 538 privately owned caravan holiday homes, 59 letting caravans and 67 lodges between private and letting stock.

Waldegraves, off Waldegraves Lane, runs 226 private caravans, 31 letting caravans, nine lodges and 398 touring pitches.

Mersea Island Holiday Park on Fen Lane adds 198 private caravans and a further two dozen letting units, and there are six camping and caravan sites across the island in total.

Alongside those sit ordinary houses let out as holiday accommodation, particularly around Coast Road, Victory Road, Empress Avenue and the streets running down to the water.

Let property needs the fixed installation inspected and tested on a proper cycle, and the report has to exist before a letting agent or an insurer asks for it, not after.

Changeover days are the constraint, not the work. Tell us the booking pattern and we will fit inspection and remedial visits into the gaps rather than into somebody's holiday.

The Environment Agency's shoreline plan puts most island property, including the settlements at West Mersea and East Mersea, outside the tidal flood risk zone, with the caravan frontages the more exposed part.

We work weekdays, from nine in the morning through to five in the afternoon. On Mersea that window has to line up with the tide window, which is why we ask for dates early.

• Mersea Island has a single road link, the Strood causeway on the B1025, and the sea closes it periodically. Timing a visit matters more here than anywhere else we cover.
